Your school has enough to manage. Your property projects shouldn’t add to it.

Ministry (NZSPA) requirements, contractors, budgets and timelines can quickly become another job for you. BPMS guides your school through the whole property process, so you can make confident decisions, stay informed and keep your focus where it belongs: your students and staff.

School property shouldn’t become the principal’s second job.

You shouldn’t need to understand every Ministry (NZSPA) process, chase every contractor or spend your evenings working out whether a project is still on budget.

That’s what a good project management partner is there for.

Three things we take off your desk.

We sit alongside your school, helping you navigate the Ministry (NZSPA), contractors and consultants from beginning to end. BPMS stays with you throughout, so you always know who to call.

Running the project

We plan it, tender it and manage the builders, from the first idea to the final handover.

  • Scope, brief and cost estimate
  • Procurement and tender
  • Contract administration
  • Site meetings and defects

Navigating the Ministry (NZSPA) process

We prepare the applications, approvals and paperwork with you, and keep the project in step with the Ministry (NZSPA)’s requirements.

Sound familiar? Here’s what we do about it.

  • “It’s taking months longer than anyone said.”

We set a realistic programme at the start, plan the noisy work around the school day, and hold every contractor to their dates.

  • “I’m spending too much time trying to coordinate the Ministry (NZSPA), consultants and contractors.”

We work with the Ministry (NZSPA) processes every day. We prepare the applications, line up the approvals and keep everyone working to the same plan, so you’re not stuck in the middle.

  • “The budget has blown out. How do I explain this to the board?”

Every dollar is tracked against what the Ministry (NZSPA) approved, and your board gets clear summaries it can table as they are. No surprises.

  • “Nobody tells me what’s happening on site.”

You get regular updates and site reports with photos, and one person to call who knows your project from start to finish.

  • “I’m meant to be running a school.”

That is the point of us. We carry the project, so your energy goes to your students and your staff.

Imagine knowing your project is moving, your budget is being watched and the Ministry (NZSPA) requirements are being handled, without having to chase anyone.

  • You stay informed.
  • Your board stays confident.
  • Your project keeps moving.
  • And you stay focused on your school.

From first conversation to final handover.

What schools say.

BPMS’s track record in delivering successful projects for our school is commendable and they have consistently delivered high-quality outcomes that align with our school’s vision.
Maria DopheidePrincipal · Freyberg Community School
What BPMS says it will do, it does. … and deadlines are met. When any issues have arisen in the projects or with contractors, BPMS has dealt with them quietly and efficiently.
Ginny CatterallBusiness Manager · Whangaparāoa College
BPMS was able to complete a major weathertightness project within the timeframe and budget set … no mean feat given the previous project management company had used up a big chunk of the budget before the project had even started.
Jackie AmorBusiness Manager · Kaurilands School
I have found BPMS to be a team who can give you a range of options and the pros and cons of each. Their style of communication is straight and honest.

We work for the school, not the builder.

We sit on your side of the table. Your school needs someone who understands the Ministry (NZSPA) process, can challenge contractors when necessary, and can explain the options clearly enough for you and your board to make confident decisions. That’s the role BPMS plays.

We’ve helped 50+ Auckland schools, primary through to secondary, to deliver over a thousand property projects.

Big enough to deliver. Small enough to call.

You need the experience and systems to handle complex school projects, but you don’t want to become another job number.

BPMS is deliberately that size: experienced enough to manage complex Ministry (NZSPA) projects, and personal enough that you know exactly who is looking after your school and can call directly.

7 key property lessons for schools.

The seven things we wish every board and business manager knew before starting a property project. Written for Auckland schools.

Talk to us about your project
  1. Start earlier than you think you need to.

Planning, Ministry (NZSPA) approval, pricing and contracts all take time. Most projects that run late were started late.

  2. Your 5YA plan is your roadmap.

Keep it up to date and make sure it matches what the school actually needs. Work that is not in the plan is much harder to fund.

  3. Know the rules before you ask for prices.

The size of a job decides how it must be priced. Bigger jobs need a formal tender. Getting this wrong can hold up approval or funding.

  4. Check for asbestos before anyone starts.

Older school buildings often have it. Finding out early protects people and stops surprise delays and costs halfway through a job.

  5. Plan the work around the school year.

Noisy or disruptive work belongs in the holidays. Those dates come around fast, so contractors need to be booked well ahead.

  6. Keep money aside for surprises.

Old buildings hide things. A sensible contingency means a surprise is a small problem, not a crisis for the board.

  7. Have one person keeping it all together.

The Ministry (NZSPA), designers, contractors and the board all need managing. One point of contact keeps it moving and keeps you informed.

Tell us what you’re planning. We’ll tell you what it really involves.
